One Heritage JB vs R&F Princess Cove Phase 3
Two freehold serviced apartment projects, both selling the same promise: walk to the CIQ, ride the RTS into Singapore. They are not the same buy. One is a 287-unit tower; the other is part of a 4,385-unit phase inside a 116-acre township.
The short answer
One Heritage suits you if
You are buying primarily as a rental or short-stay asset, you want the shortest possible walk to the RTS, and you care about how many other owners will be competing with you when you eventually sell.
R&F Princess Cove suits you if
You want resort-scale facilities and an integrated mall, you need a unit larger than 840 sq ft, or you want to physically inspect a completed, tenanted building before committing.

140 metres versus 650 metres
On paper this looks like a footnote. In practice it is the whole argument for One Heritage. R&F's 650 m is a genuine covered pedestrian bridge, so rain is not the issue — time is. For someone crossing to Singapore five mornings a week, the difference is roughly seven to eight minutes each way, every working day, for as long as they hold the unit. That compounds into a real difference in what a tenant will pay, and in how quickly the unit re-lets when it falls vacant.
One Heritage also sits 30 m from City Square and about 100 m from Komtar JBCC. It does not own a mall, but it is surrounded by two of them — which for a rental asset is arguably better than owning one, since the retail footfall is someone else's maintenance cost.
287 owners versus 4,385
This is the point most comparison pages skip, and it matters more than the facilities list.
When you sell, or when you look for a tenant, your competition is the other owners in your own building — people with an identical unit, an identical view, and an identical incentive to undercut you. At R&F Princess Cove there are currently several hundred units listed for sale and several hundred more listed for rent at the same time. Phase 3 adds 4,385 more units to that pool. One Heritage, complete, is 287 units in total, with only 19 of the three-bedroom D1a layout in the entire building.
That does not guarantee a better price. It does mean that if you own the scarce layout in a small building, you are setting the asking price rather than matching it.
Developer risk is not a talking point here — it is the main risk
Both projects are sold before completion, which means you are taking a view on whether the developer finishes. R&F Development Sdn Bhd is a subsidiary of Guangzhou R&F Properties, listed in Hong Kong. The parent has been in offshore debt restructuring since 2022, reported a multi-billion-renminbi net loss for 2025, and its auditor issued a disclaimer of opinion citing going-concern uncertainty. Court approval for the offshore restructuring is expected around early 2027.
Two things should be said fairly. First, the Malaysian subsidiary is a separate legal entity, Phase 1 was delivered in 2018 and Phase 2 is complete — so there is a delivery record in Johor specifically. Second, Malaysia's HDA framework and stage-payment structure give buyers protections that offshore bondholders do not have. The parent's distress is not a prediction that Phase 3 will fail.
But it is a disclosed, documented, ongoing restructuring at the group that stands behind the project, and a 2029 completion date is a long way out. Any buyer should read the parent's filings themselves rather than take a salesperson's summary of them — mine included.
Where One Heritage loses
Facilities. One amenity floor on Level 22 cannot compete with a 200,000 sq ft Skypark and an integrated mall. If the buyer is a family who will actually live there, R&F offers a materially better daily environment.
Unit sizes. One Heritage tops out at 840 sq ft, and that layout exists in only 19 units. The mix is overwhelmingly one-bedroom and dual-key stock between 409 and 570 sq ft. This is a yield product, not a family home. R&F goes to 1,555 sq ft.
Nothing to inspect. R&F Phase 1 has been standing since 2018. A buyer can walk the corridors, see the actual finish quality, and pull real transacted and rental data on completed units. One Heritage cannot offer any of that yet — you are buying a rendering and a specification.
Price benchmark. R&F's roughly RM1,000 psf launch average gives buyers a public reference point, and its large resale pool means entry below launch pricing is sometimes possible. If One Heritage prices materially above that, the buyer is paying a premium for 510 fewer metres of walking and a smaller owner pool. That premium may be worth it — but it should be named, quantified and defended, not glossed over.
Maintenance. A 287-unit building with a mechanical parking system and an automated waste plant spreads those running costs across far fewer owners than a township does. Ask for the projected maintenance rate per sq ft before committing, on both projects.
How to actually decide
Work the yield, not the brochure. Take the real all-in entry cost — price, legal, stamp duty, furnishing — and divide the achievable annual rent by it. For R&F you can source achievable rent from current listings on completed phases; that data exists. For One Heritage, any rental figure is a forecast, so discount it and test what happens if it comes in twenty percent low.
Then ask the question that decides most of these: are you buying a place to be, or a place to let? If it is to be, size and facilities win, and R&F is the stronger answer. If it is to let, the walk and the owner count win.
Common questions
Is One Heritage or R&F Princess Cove closer to the RTS Link?
One Heritage, by a wide margin. It sits about 140 m from the JB Sentral CIQ and RTS Link station. R&F Princess Cove is about 650 m away, connected by a covered pedestrian bridge.
Are both projects freehold?
Yes. Both One Heritage and R&F Princess Cove are freehold serviced apartment developments, which is relatively unusual in the JB city centre and is a large part of why both attract Singapore buyers.
Can foreigners and Singaporeans buy either project?
Both are marketed to foreign buyers, but the minimum purchase price for foreigners in Johor is set by state policy and differs by property type and location, and it has been revised before. Confirm the current threshold and any Johor-specific conditions with a Malaysian conveyancing lawyer before paying a booking fee.
Which has better rental yield?
Neither can be answered honestly without a price. R&F has the advantage of observable rents on completed phases; One Heritage has the advantage of a far smaller competing pool and a shorter walk to the crossing. Run both at your actual entry price rather than at the marketing yield.
Is R&F Princess Cove safe to buy given the parent company's debt?
The Malaysian entity has delivered two completed phases in Johor, and buyers are protected by Malaysia's housing development framework. That said, the Hong Kong-listed parent is in an ongoing restructuring with a going-concern qualification from its auditor, and Phase 3 is not due until 2029. Read the parent's published results before deciding — do not rely on any agent's characterisation of them.

I can send the current One Heritage price list, the dual-key layouts, and the same yield workings applied to whichever R&F unit you are comparing against — including the R&F analysis if it turns out to be the better fit for you.
